Leasing Real Estate

How do Realtors help me on a lease?

Much like buying and selling a home, there is no law that states you must hire a Realtor to lease a home; but it is definitely a wise thing to do. Improperly handled leases can lead to legal disputes which no one wants. Whether you are looking to lease a home or need to find a tenant, a Realtor can help you avoid some serious problems that are very costly. We make sure that both sides of a lease are properly informed of the terms of the lease. Additionally, we help conduct the move-in and move-out walk throughs which are incredibly important (to both the landlord and tenant) in avoiding future issues.

What is better, buying or renting?

The answer to this question is determined by your short and long-term goals. Take some time with your Realtor and allow them to get to know you. We want to be your Realtors for life but the only way we can do that is to know our clients and their goals and dreams. We can help you get there if we know where you want to go. We can help you factor the costs of buying versus renting and come to a conclusion that facilitates the reaching of your goals.

What are landlords allowed to charge for fees and rent?

The laws on this subject are very precise but change periodically. The allowable fees as well as rent increases have a legal maximum based on percentages of the lease itself. Your Realtor should know these terms and be able to help landlords avoid costly litigation from over-charging as well as help tenants avoid paying too much in deposit fees.
